FROM THE PRESIDENT - Don Schmidt
Our Association had our first official meeting as an organization with elected board members on July 17, 1996. Our two guest speakers were Sheila Livers from City Hall and Brian May, State Representative. The major topics discussed were the mechanics of Project 87 and the Nuisance Ordinance, what State Legislators are doing in the area of eviction procedures, and what landlords are required to do this fall to meet Federal law with regards to lead paint. It was a very productive meeting and provided much needed information.
We had a Board of Directors meeting on August 13 and our Secretary, Lori Jerome, announced that we are now a Chartered organization. Cecelia Rauls, our treasurer has established a checking account in the name of our association. Some of the major items discussed were, topics for future meetings, guest speakers, insurance requirements and how to increase our
membership.
The attendance at our last meeting was approximately 50. The association has less than 25% of that number as members. If we are to succeed as an valued organization, we must increase our membership. While we welcome guests to our meetings, without a strong membership base we will not be effective in representing the common concerns and problems of the landlords in the Carondelet and Holy Hills area.
Why is a strong membership base important? Here are just a few reasons:
1. City Hall is just like all bureaucratic organizations. The wheel that squeaks the most gets the attention. The larger the organization, the louder the squeak.
2. To attract good qualified speakers, you must have a large enough audience that want to hear what you have to say.
3. Networking across a larger membership base becomes much more valuable.
I look forward to working with you to help achieve our mission, which is, "TO MAINTAIN AND IMPROVE PROPERTY VALUE, IN PARTNERSHIP WITH THE COMMUNITY, TO ATTRACT QUALITY TENANTS AND TO HAVE A SAFE, DESIRABLE NEIGHBORHOOD."
Our next meeting is September 25, 1996 at SOUTHERN COMMERCIAL BANK, 5515 S. Grand. Hope to see you then.
ITEMS FOR THE FUTURE??
Are there any subjects that you would like presented or discussed at future meetings? If so, send them with your dues or bring them to the next meeting.
This is your organization. Member participation is what will make this association a valuable asset in your property management. Here are some ideas of subjects or projects that could be considered.
1. A workshop on the correct way to evict a bad tenant. What are the procedures and forms required?
2. Establish reference list on various subjects such as, reliable service personnel, evicted people, what legislation is being presented in Jefferson City, etc.
3. Are there discounts available to the membership if the potential
business is viable?

** The rights of Landlords
** The rights of Tenants
** Eviction Procedures
** Legal pitfalls and how to avoid them.
2. Identify primary subject for next meeting.
