These forms and documents are useful and necessary for successful landlording.

You can print any of these documents straight from the web site or cut and paste them into your own word processor. Every care was taken to transcribe these forms accurately, but please carefully review each document before using.

Remember, you can alter most of these documents as you see fit, but for your own benefit you must confirm that they are enforcible and do not contain improper passages.

APARTMENT LEASE - This lease is provided by the City of St. Louis. Their lawyers developed it so it's a fair guess that it fairly protects both parties. Set your browser to smallest text and this will take about six pages.

RULES OF CONDUCT FOR OCCUPANCY - These rules are as suggested by the City of St. Louis. You may, of course, develop your own. A smart landlord always has written rules that s/he firmly and evenly enforces. You may change them at any time as conditions warrant, but a well thought-out set of rules are vital to your and your tenants' peace of mind and well being. "Disclosure of Information on Lead-Based Paint" - A direct link to the required form as it appears on the Environmental Protection Agency web site. You must give this form, properly filled out, to all your tenants. Keep a copy for yourself. You must also give a copy of the EPA Booklet entitled:

Notice to Pay Rent or Quit - Do not hesitate to use this document. If they aren't giving you money, they aren't much good to you.
